Our Process

The Design / Build Advantage

Thompson House is proud to be a Design/Build Contractor. Having said that, you may be wondering what that means exactly, so here goes: Design/Build Contracting is a building process where a builder is involved with every aspect of a construction project from the very beginning of the design process. This is a relatively recent strategy and has been a major boon to the construction industry, and for homeowners.


In years past, a more traditional way of approaching a construction project entailed several disconnected steps, including; selecting an architect to draw your plans and specifications, then at a later date, beginning the daunting task of selecting a reliable builder to build your project according to these plans and specifications, and most importantly, to do so within your budget!


It is this final puzzle piece (staying within budget) that proves to be the elusive component of a construction project that is not built in the Design/Build arrangement. This older model (sometimes called “Design/Bid/Build”) leaves room for a potential disconnect between the customer, the architect, and the builder. This disconnect can apply to both the construction methodology of the project as well as, and very commonly, the actual cost of the project vs. the customer’s budget or cost expectations. This potential issue is where the Design/Build process shines: the design process is driven by the builder’s constant feedback to the homeowner and architect regarding the products and systems and their costs.


Ultimately, the question you need to ask yourself is, “Do I want to design my house in its entirety and then present these plans to a handful of builders in a competitive bid process?” Or would you rather interview a handful of builders, then select the best candidate based on reputation, capability, and chemistry, and only then approach the design process as a team, identifying and optimizing the size, finish, and cost of the project?”


It is important to note that this does not discount or marginalize the important role of the architect or designer in this process; far from it. The key to the Design/Build process is to synchronize the efforts or the team members right from the beginning. So, whether you bring your architect to us or utilize one of our architect associates, you’ll benefit from picking your team early in the process. We’ve worked with several architectural firms and are happy to make a recommendation for your project based on what your specific needs are.

Working at your pace, on your terms, and at a price point you’re comfortable with, our initial consultation offers an invaluable opportunity to explore your options.  We’ll create an open, transparent atmosphere in the comfort of our office, your home, or business location, allowing you to understand our process. You will get to see where the brain trust lives.  This gives us a chance to get to know each other and see if we will be a good fit. It’s a pivotal steppingstone, where light-bulb moments flow, and questions are encouraged.

Once we’ve decided that we like each other and would like to move forward, then we start the process of working out all the details of the design. We’ll work to lay strong foundations, from architectural plans to site plans, elevation drawings to landscape designs, and everything in between. During this process we work out all the details of the design, acquire all the necessary engineering, select all of the products that will go into your home, and get estimates on everything. We provide a detailed estimate with over 100-line items a complete scope of work.  At the end of this phase, we will have a completed budget and everything we will need to enter into a build contract and pull a building permit so we can move into the Build phase.

We’ll admit it – we’re tech geeks. Keeping you in the loop, from the first lift of the shovel to the final quality check, we’ll send frequent updates through our cutting-edge 24/7 owner update app, Company Cam. Brimming with photo evidence, in real time, it’s about more than hitting the brakes on guesswork. It’s an opportunity to make last-minute amendments, unlock complete peace of mind, and get involved in the process, feeling the butterflies as your dream home finally comes together. Our team will keep you updated at each phase as your project progresses from beginning to completion.

We practice open book accounting with a thorough estimating process built on an extensive database and hard bids from our subcontractors.  The initial estimate that we provide is the basis for cost control and tracking in the field. We also provide clients with regular reporting on their project’s progress. With our estimating capabilities, we are able to discuss options and alternatives to align the build with the client’s budget. Managing schedules, budgets, selections, etc. is a huge part of what we do so we work hard to be the best at it. We've seen many jobs with many unique challenges and scenarios, and with our years of experience, we've built and are always refining our own custom systems to keep our projects organized and efficient.

 Approximately two weeks prior to obtaining the certificate of occupancy, we will contact you to arrange the Final Walk-Through and Orientation which will occur after your project is complete.  We will walk you through the many features of your new build, familiarize you with the proper operation of the equipment and review the maintenance requirements. This is your chance to go through your project thoroughly. Ask questions! Make sure all items of concern are noted in writing on the Walk-Through form so they can be addressed as quickly as possible. This is important so take your time. Finally, you are on the home stretch! Your builder will be attending to the items noted at the Walk-Through and coordinating all the final touches. The highest priority is making sure that your project is complete, clean and ready for your move-in day.

We work diligently to make sure everything is perfect and functional for you, your family or your business at the time we present you with your keys.  It’s time. We won’t just hand over your keys and bid you farewell – ensuring every room is triple-checked, every appliance has become second nature, and every warranty has been placed firmly in your hands, we make move-in day a breeze. Our warranty program will provide you with peace of mind, knowing that we are ready and available to take care of any issues that might arise after move-in. We stand behind our work and want you to trust in the relationship and what we have built together. Our builder’s warranty lasts for one year from the date of issuance of the certificate of occupancy.
